House Rules & Policies
Family-owned • Not a party house
Lucky’s Lookout is a family-owned and personally managed vacation rental, not a party house. We’ve poured our hearts into creating a peaceful, relaxing space for families and friends to make memories. Please treat our home with the same care and respect we do.
Occupancy & Guests
- Maximum occupancy: 12 guests (includes children and any non-overnight visitors)
- No parties or large gatherings allowed
- Please contact us in advance if you plan to have daytime visitors
Check-In & Check-Out
- Check-in: 4:00 PM
- Check-out: 11:00 AM
- Early check-in or late check-out available by prior approval and subject to availability
Booking Requirements
- Primary renter must be 25+ and stay on property for the duration of the reservation
- No 3rd-party bookings allowed
- Rental agreement must be signed to confirm the reservation
Smoking Policy
- Smoking/vaping is prohibited inside the home
- Guests may smoke outside but must dispose of cigarette/cigar butts properly
Parking
- Driveway parking for up to 6 vehicles
- Street parking is not permitted
Security Deposit
- $250 refundable security deposit required
- Held (not charged) 2 days before check-in
- Released within 3 days after checkout, provided no damages occur
Safety & Security
- Outdoor security camera monitors the driveway and street (audio and video recording, 24/7)
- Any police activity will result in immediate eviction with no refund
Pet Policy
Dogs welcome
Sorry — no cats or other animals are allowed.
- Dogs are welcome. We do not allow cats or other animals.
- No pet fees and no breed or size restrictions
- Dogs should not be left unattended in the yard for long periods
- Follow all local leash laws outside the property gate
- Clean up after your pets in the yard and on the beach (waste bags provided)
- Guests are financially responsible for any damage caused by their dogs during the stay
Cancellation & Travel Insurance

Cancellation Policy
- Full Refund: Cancel more than 30 days before arrival for 100% refund of total booking charges
- Partial Refund: Cancel between 15 and 30 days prior to arrival for a 50% refund of total booking charges
- No Refund: Cancellations made within 14 days of arrival are non-refundable
Travel Insurance
For added peace of mind, travel insurance can be purchased at the time of booking through Rental Guardian. Insurance must be purchased 30 days before check-in date. We strongly recommend reviewing the full policy details on the Rental Guardian website to understand coverage options, terms, and conditions before purchasing.
